Lakeshore prices started shooting up in the late 1990's and continued rising rapidly for several years. At the time, there didn't seem to be an end in sight to what someone would pay for lakeshore in Minnesota. Well times have certainly changed.

It was around the third quarter of 2005 when "The Buyer's Market" hit Minnesota and the Brainerd Lakes Area. The buyer's market has continued now for several years and the price of lakeshore property is once again within reach of many average Minnesotans.

Prices of Minnesota lakeshore have been affected by the buyer's market. There has been a drastic increase in the number of lake homes available. Buyers have a selection of properties that hasn't been seen for nearly a decade.

I did some research on the lake homes sold in the first eight months of 2008. Here is a snapshot of solds on the Whitefish Chain, Gull Chain and Pelican during this time period.
